How is the land accessed?

Check to ensure the property is not landlocked.

Is there a shared easement to access the property? If so, have the proper documents been filed?

Are there utilities avaiable for the property?

"Utilities Available," may be at the road, and you will have the expense of bringing it onto the property.
Rural water may be available, or you may have to dig a well. You may also need to lease a propane tank if natural gas is unavailable. Don't forget internet access.

Zoning and Land Use.

Is the property zoned Agricultural, Industrial, Commercial, or Residential? 
Are there any restrictions?

Taxes

Property taxes on vacant land could make holding onto the land for an extended period unfeasible. Raw landowners should ensure that your parcel has agricultural exemptions.
